Buyer and Sellers Beware!

There are plenty of people that want to buy real estate in Charlotte, but the prices are not right.  As we approach the 4th quarter sellers need to come to the realization, if they want to sell, they are going to need to take an honest look at their pricing strategy and work with their agent to make sure that it is on point with current market trends. 

In the past few weeks I have found agents in the area using comps from 2007.  That is crazy.  Charlotte was peaking, of course a home sold for more then.   Buyers and Sellers beware, make sure your agent does a full adjusted competitive analysis on any home you are either buying or selling.   With legitimate comps.  An appraiser will only go back 6 months so make sure that your agent is doing the same.  It would be a disservice to you if your contracted agent does not do this for you.  If they don’t you may end up paying to much for a property or having your home sit on the market for months, maybe even years.
