The internet and real estate ads contain a lot of information. The problem is that often times the information they post is inaccurate. Search engines frequently do not track what is actually for sale vs. under contract or already sold as an example.

Do not make the mistake of thinking that the listing agent on the sign will help you when you buy your property. The fact is that Agent works for the seller and has a contract stating it’s their job to get the Seller the most amount of money for the property.If you have your own Realtor, (your Buyer’s Agent) they are there to protect your best interests and owe you the following:

1. Representing you and ONLY you during the transaction.
2. Make sure you pay the least amount of money for the property.
3. Help you negotiate the best price and terms on your behalf.

According to National Association of Realtors most first time home buyers can expect to buy a home that is usually priced about 30% below a local market’s median.  Charlotte’s 2009 first quarter market median was $171,50 that puts the first time home buyer’s sales price  just above $120,000.  Making Charlotte, NC one of the markets where a starter home will cost far less than $150,000.

Below is an example of what one can expect to encounter as a resident of Uptown Charlotte, NC. 

6:00 AM – Morning run/Work out - Pass the Panthers’ Practice field and around Bank of America Stadium.  Down Morehead to McDowell where you past the Mecklenburg County Court House and Jail.  Down 6th Street pass Time Waner Arena and through the business district.   Or a quick weight training session at the Dowd Y.  Then home to get ready for the day.

8:00 AM – Jump on the Goldrush (Free Fare Trolley) or a quick walk to work.  Most residents will enjoy their day in meetings at Bank of America, Duke Energy or Wachovia / Wells Fargo.

9:15 AM – Coffee break – my favorite place to grab coffee in the morning is either the Starbucks @ Gateway Village or the Caribou in the Overstreet Mall.

12:15 pm – Out to lunch, grab a quick bite to eat at Dean and Deluca or the Just Fresh.   Maybe stop in Belle Ville, in the Epi Center or Emerson Joseph, on S. Tyron St. to check out their new arrivals.  Then it is back to work.

3:00 PM – The occasional email back and forth with friends about evening or weekend plans to pass the time at work.  Oh, do not forget about that conference call.

6ish – Either home to relax, happy hour, dinner with friends or out to catch a a game or a show.

Great news for everyone in the city.  An article in the Charlotte Observer today stated that last month the Charlotte, NC real estate market saw its biggest  gain in two years.  In July 2,223 properties where closed in the area.   The rise is attributed to the $8000 first time home buyer tax  credit  and  high inventories that include a large number of forecloses.  Deal seekers are making out like bandits and with less the 115 days till the November 30th deadline first time home buyers are stating to take advantage of the market.

Below are some of the key highlights about the firs time home buyer tax credit:

• The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
• The tax credit does not have to be repaid.
• The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.
• The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
• Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

In the past few weeks I have found agents in the area using comps from 2007.  That is crazy.  Charlotte was peaking, of course a home sold for more then.   Buyers and Sellers beware, make sure your agent does a full adjusted competitive analysis on any home you are either buying or selling.   With legitimate comps.  An appraiser will only go back 6 months so make sure that your agent is doing the same.  It would be a disservice to you if your contracted agent does not do this for you.  If they don’t you may end up paying to much for a property or having your home sit on the market for months, maybe even years.
